THINKING TANKLESS?

Tankless is an excellent option, should you have the correct setup.

Pros
  • Much more energy efficient than traditional tank units

  • Smaller footprint than traditional tank units

  • Lower monthly gas bills

  • Longer warranty than traditional units

  • Longer expected life span

  • Occasionally gas companies offer rebates for tankless units due to high energy factor

  • Possible IRS rebates for home efficiency upgrades, check with  your accountant

Cons
  • Must be maintained every year to two years

    • Can easily be done by the homeowner

  • During a power outage you will not get hot water

    • Even though most units run on gas, a small amount of electricity is needed

Tankless Water Heater Myths

I will instantly get hot water to my faucets
False, the amount of time it takes for hot water to reach your faucets is a function of the plumbing in the house not the water heater.

Minimum Requirements
  • Vent for current water heater must not be shared with the furnace vent

  • Must have a 110 plug near the water heater

  • Ability to run a drain line for the condensation of the tankless water heater

These are just some of the requirements needed for tankless and a good start in your research.

TESTIMONIALS

Lisa B

“Our water heater died on the Saturday of a 3-day weekend.  I called expecting to leave a message, but I actually spoke to the owner, Chris.  They came out that very same day and replaced it.  They were prompt, knowledgeable, and so easy to work with."

Joe C

“I woke up one morning to a very cold shower.  I called a few different companies but this one offered me immediate service at the best price.  Their installer was efficient, professional, and friendly.”

Kris C

“Our water heater went out on Super Bowl Sunday!  Chris and his expert team of installers were at our home within the hour and we had hot water back on before the game even started. Thanks Chris!"

Rick C
General Contractor

“As a builder on the peninsula for over 25 years, my experience with service in the construction industry is that there is a distinction between those who understand excellent service and those who simply do not.

Chris Guslani and BAWH are on a short list of people and companies I enjoy working with and recommend at every opportunity.

When it comes to needing water heaters repaired or replaced there is really no reason to look anywhere else.”

ABOUT

FAQ

How long does a typical water heater last?

The average life of a water heater is 10-12 years.

How old is my water heater?

Typically the manufacturers display the age of the unit in the serial number. Usually it is the first 4 digits, but depends on the manufacturer.

I have no hot water! What should I do?
Is the water heater leaking?
  • If yes, it may need to be replaced unless it is a fitting on the top of the water heater that is leaking.

  • The average life of a water heater is 10-12 years. Once a water heater is leaking from the tank, there is no way to repair it.

 Is the pilot lit?
  • If yes, you may need a new thermostat

  • If no, you may need a thermocouple (which keeps the pilot light lit), or a new thermostat

  • If the water heater is 10-12 years old, your money may be better spent replacing the unit because you are at the expected end of life for the water heater, and some parts may not be available.

How do I shutdown my water heater?

To help prevent and avoid water damage from a leaking water heater shut off the water and gas

Step 1: Turn off the gas to the water heater

At the bottom of the water heater is the thermostat. There is a knob that says on/off/pilot. Make sure off is facing out.

Step 2: Turn off the water coming into the water heater

There are two water lines on the top of the water heater. The one on the right is the incoming cold water. There should be a shut off value on that line. Turn it until it stops.
